Paul co-founded and manages the Southern California office of Edge Realty Partners. He has over 25 years of experience in corporate retail real estate and brokerage, and specializes in strategic planning, site selection, quantitative analysis (data analytics, financial analysis, modeling) and transaction services for national and regional retailers and restaurants in seven western states.
During his brokerage career, Paul has exclusively represented notable retailers, entertainment concepts and restaurants such as Barnes & Noble, Hobby Lobby, Main Event, Hibbett Sports, Office Depot, Grocery Outlet, BevMo!, Famous Dave’s BBQ, Buffalo Wild Wings, Wendy’s and Del Taco. Paul leverages his unique corporate experience to assist fast-growing businesses in developing long-term strategies for sustainable growth. It is this expertise that enables Paul to serve not only in a brokerage capacity but as an out-sourced real estate manager reporting directly to key executives of the companies he serves.
Prior to joining Edge, Paul was Corporate Managing Director at Studley and served on the Irvine-based retail tenant rep team. In 2002, Paul joined the Seeley Company which later became part of Colliers International where he helped establish the Retail Tenant Services Group, was a member of the National Retail Steering Committee and received several Circle of Excellence Awards for distinguished production. From 1996 until his transition to Colliers, Paul was with the Staubach Company, where he achieved the title of Vice President and was named Staubach MVP.
Paul began his career at Ross Stores in 1989 and later joined MacFrugal’s (today Big Lots) before making the leap to brokerage. While at Ross, Paul played an integral role in its growth of more than 150 stores. It was during his years at Ross that Paul learned all aspects of retail real estate site selection and development including market/trade area and site analysis (on a national scale), field research, lease and contract negotiation, strategic planning, pro forma analysis and project management. Paul created real estate research departments at both Ross and MacFrugal’s and was among the first to utilize integrated POS data in sales forecasting. This research became essential to all real estate decisions and many other corporate functions such as finance, marketing, merchandising and business development.
Paul is a licensed California Real Estate broker and active member of the International Council of Shopping Centers (ICSC) where he has served as a moderator and panelist at various regional functions. He has also served as an expert witness in several retail industry cases/disputes.
Paul received his Bachelor of Science in Economics from Santa Clara University and his Master of Business Administration from the Ross School of Business, University of Michigan.
