University Plaza is located at the entrance/exit of Texas State University in San Marcos, Texas. It’s close proximity to the campus makes this center a prime opportunity within the market. Area Attractions & Developments
San Marcos is comprised of multiple recreational parks, a premium outlet mall, and a variety of other attractions that consistently draw traffic to the area. The AXIS Logistics Park (formally known as SMART Terminal), is currently under construction in the area and will span over 2,000 acres of land, making it one the largest master-planned industrial parks in the nation. The 735-acre industrial park project is located just down the road from San Marcos Square on Highway 80, which will bring an even greater volume of traffic to the surrounding area.
Furthermore, construction is set to begin on the $267 million, 820,000-square-foot film studio that was approved by the city last summer. The complex will include office and support spaces, retail space for public use, production stages, and workshops. As a result, this project will attract outside contractors, encourage local businesses, and provide jobs. A virtual production studio will also be implemented for employees to work from home. By April 2025, three phases of construction are set to be completed. Thus, the City of San Marcos views this project as a major investment that will produce positive results within the community’s economy.
