San Marcos Square is located at the heavily trafficked intersection of IH-35 and Hwy 80 in San Marcos, Texas. It is located just over a mile from Texas State University, which has a population of over 42,000 students in attendance yearly. The campus spans over 500 acres alongside the San Marcos River and is responsible for much of the town’s traffic and visitors throughout the year.
The surrounding area is comprised of multiple recreational parks, a premium outlet mall, and a variety of other attractions that consistently draw traffic to the area. The AXIS Logistics Park (formally known as SMART Terminal), is currently under construction in the area and will span over 2,000 acres of land, making it one the largest master-planned industrial parks in the nation. The 735-acre industrial park project is located just down the road from San Marcos Square on Highway 80, which will bring an even greater volume of traffic to the surrounding area.
